Landlord’s bite harder than the new pup’s

Here’s my landlord’s request when I told him we got a puppy:
1.  $250.00 non refundable deposit (You mean fee?)
2.  $40.00 per month rent increase
3.  Pet information
5.  Vet information
6.  Vaccinations
7.  Copy of license
8.  Additional paperwork to be read and signed
To be fair, we kinda violated the lease. It said no pets unless we have written consent [...]
